Have fun in the Pool and Poolside, with the pool house . A really great size and shape pool (they don't make them like this anymore), the smaller shallow space is a great place to sit with feet in, while little ones can have fun in this area. An excellent area for family fun and get-togethers.Picnic on the front lawn...for maximum garden appreciation and zen-ness❤️*The Studio flat , This area has so many options for multi-use... a great set-up as is, for visitors or family staying for an extended time, as it is self-contained. Could also be set up as an awesome games room or for small businesses.
*Front lawn , The established garden is picturesque, especially the cherry tree which looks beautiful all year round but is a stand-out when it blossoms. Such a great area for backyard games, very sheltered from the wind. Under the front trees is a great place for kids to play out of the sun, with the little Bridge and tree hut offering hours of playtime possibilities. The adjacent lawn has in the past been a perfect area to plant a veggie garden! (best soil in the Kairanga)

Things that we would do for improvements...
*Add a front wooden deck from the front lounge to the master bedroom to maximise outdoor living
*Repaint .... Imagine the hall ceilings painted white to lighten the space. And all spaces are painted to your own taste.
*Refloor conservatory, entry, laundry, bathroom, and toilet with vinyl planks for a cohesive look.

Other positive aspects...
Area off the deck and lawn out from the dining room can easily be blocked off for toddlers to play.*Laundry and mud room, whilst ready for a makeover is a great workable space, with lots of storage, natural light(if it's possible to have a pleasant place to do laundry it's here) and plenty of room for a chest freezer. Excellent hot water cupboard for airing.
*All bedrooms have good wardrobe space.
*Extra height in the garage makes for an excellent usable space and workshop opportunities.
